A simple guide to buying a home

A Buyers Guide

Buying a home can feel complex, but breaking it down into clear steps makes the process much easier. Here’s what to expect from start to finish.

1

Work out your budget

Work out what you can afford and factor in costs like deposit, stamp duty, and legal fees. Getting a Mortgage in Principle (MIP) early on shows sellers you’re serious.

2

Search and view properties

Browse listings, register with agents, and book viewings to find the right home for your needs. Focus on location, transport links, schools, and long-term value, not just the property itself.

3

Make an offer and secure your mortgage

Put forward an offer and, once accepted, finalise your mortgage with your lender. If accepted, the property is usually taken off the market (subject to contract).

4

Legal checks and surveys

Your solicitor handles the legal work while surveys and searches are carried out to ensure everything is in order. Be sure to play close attention to any concerns raised.

5

Exchange, complete, and move in

You’ll sign your contracts, transfer the relevant funds, receive the keys, and move into your new home. How exciting?!
