Recent changes aim to make the process fairer, with tighter rules around bidding and discrimination, helping create a more level playing field for renters.

Apply and secure the property

Once you’ve found a suitable home, you’ll need to submit an application and go through referencing checks. This usually includes credit checks, employment verification, and previous landlord references. Acting quickly and providing accurate information can make a big difference. Upfront costs are more regulated now, typically limited to a deposit and one month’s rent in advance.

Sign your tenancy and know your rights

After your application is accepted, you’ll sign a tenancy agreement and pay your deposit, which must be protected in a government-approved scheme. New legislation is shifting tenancies towards rolling agreements rather than fixed terms, offering more flexibility.
